We have panoramic views of the Cheviots, and Lammermuirs. The cottage sleeps 4 adults, with the option of a sofabed downstairs. The owners are available on site.
Ideal for couples, small groups and families, it is centrally placed for the eastern Scottish Borders and North Northumberland.
Booking Weeks are usually Saturday to Saturday. Shorter stays are possible by arrangement. Prices in 2022 are £425 per week. Shorter stays (2-6 days) may be available.
We offer better value than other equivalent cottages because we do not use agents. Look at the prices of others, then come back to us!

1.3 miles south of the historic “toun” of Duns, just off the A6112 at the Gavinton turn, in the garden of a listed C18 former Coaching Inn.
Duns provides good local shopping. Kelso and Berwick upon Tweed are both 25 minutes away. The nearest sandy beaches are at Eyemouth and Berwick (30 mins).
The Eastern Park and Ride for Edinburgh is 50 minutes away, and the journey from there to the centre takes 10 minutes by train. The Fort Kinnaird Shopping Centre in SE Edinburgh is 55 minutes.
The nearest airport is Edinburgh (75 mins).
Newcastle upon Tyne and the Metro Centre are 90 minutes away. Glasgow is 100 minutes. Carlisle is 120 minutes.
Accommodation & Equipment
(Click on our Gallery icon for interior and exterior photos.) The Property is a contemporary airy two bedroom cottage built in 2012, created from the listed old stable. It has off-street parking behind the main house with security lighting. The mature walled garden and patio are South facing (and formerly the kitchen garden for the Inn).
Ground Floor – wheel chair accessible entrance hall (with large w/c off), open plan living area containing fitted kitchen/diner/sitting room, French doors to patio and garden.
Stairs with stout handrail to:
First Floor – one large double bedroom (5ft wide bed), and one large twin bedroom (beds 3ft wide). Both rooms have a roomy wardrobe. The bathroom/wc has an over-bath shower.
The property is well equipped for most needs, and has gas-fired central heating and hot water.

The property is simply, but tastefully decorated.
There is a fire blanket in the kitchen and a fire extinguisher on each level. The property complies with the latest Scottish Government regulations relating to Fire Precautions, Gas, and Electrical Installations.
